I am delighted to be presiding over The Anchorage at the time of its 30th anniversary. These past few years the Committee, with the overwhelming support of the owners, have discussed ways to further improve our wonderful Anchorage Community, maintaining the highest standards of a modern and vibrant cosmopolitan village.

Many new ideas were considered throughout the year and it was hard to choose which projects should be submitted to you, but there are a couple of major areas we focused on which include introducing facilities to help those people who have their mobility impaired as well as creating a new space for teenagers away from the main areas.

This illustrated rules guide of the lifestyle at The Anchorage, with a chic design and a witty layout, is meant to be an informative and contemporary approach, a handy tool detailing the various regulations but also full of interesting informations for all owners –new and old.

I hope it will help everyone enjoy the Anchorage to the full!

On a rocky coastline overlooking the sea, the beauty of the Anchorage is greatly due to the way the architectural design complements the landscape. Chosen as a high-society destination during Mallorca’s golden age, the Anchorage was conceived in the pale colours of the façades of the Mediterranean buildings: François Spoerry, celebrated French architect for the creation of Port Grimaud near Saint Tropez, was askedto join forces with the Australian landscape architect Andrew Pfeiffer.

Together they designed an ambitious residential complex , to provide suitably refined accommodations and spectacular gardens for the international jet set and their families.The Anchorage was inaugurated on September 6th 1985 and today, thirty years later, the essential qualities of this growing garden and the respect of the original façades and colors have stood the test of time, maintaining intact its village charm.

GARDEN & PLANTS

As a guiding philosophy, Andrew Pfeiffer believes that gardens should be based on their natural surroundings and the local indigenous flora. When designing the landscape in 1983, Pfeiffer worked around the existing Aleppo pine trees, many of which still remain today. He planted a Mediterranean maquis and managed to create an ecological refuge for songbirds, mammals, plants and flowers.

The gardens, which Pfeiffer created and were further developed by Lady Dashwood, are now being overseen by Roderick Wordie and his team of expert gardeners, maintaining and enhancing the essential ambience of our unique Mediterranean village.

The plants in the Community areas should not be removed or replaced. Although branchesmay block the views outside the windows, pruning without official permission is against the law and the Community can be fined for illegal pruning.

Requests for pruning may be put in writing in September in order to discuss it with the Council Agronomic Engineer from the Town of Calvia, who oversees our schedule of works.

A new activity area, conceived especially for young adults, has been developed above the security gate, The facilities include water, music, ping pong, wifi, sun beds and umbrellas, all within the security of The Anchorage but far enough away to avoid disturbing owners.

BBQ AT POOL N.2

Booking for private parties at the Community office. Frequency is limited to twice a week.
In consideration of the neighbouring owners we ask no music to be played. The area should be left clean of rubbish, food and bottles. Open
barbecues are not allowed anywhere at The Anchorage as they are a potential fire hazard.

BISMARQUE RESTAURANT

The Bismarque restaurant, located on The Anchorage terrace directly over the sea, serves Hispano-Mediterranean cuisine. The restaurant is adjacent to the Infinity pool, enjoying every night the spellbinding play of light. Guests are asked to respect the restaurant facilities by being out of the pool no later than 8:00pm. Please, give owners overlooking the pool consideration by reducing noise levels after 10:00 pm.

Animals are not allowed in or around all restaurant areas, pools, beach,
library and playing rooms. Dogs need to wear a collar with identification.
Spanish law requires dogs to be leashed at all times.

WELLNESS & SPA

The Spa facilities include a fitness studio with changing rooms, spa pool and lounge area, sauna and treatments room. Anchorage Club Members are provided with two identity wristbands and two cards per apartment for the exclusive use of shareholders and/or their families. It is important to fill out the health form to get access to the installations. Children under 16 are not allowed to use the facility, even with an adult.

All other guests of The Anchorage, including renters and friends, will be charged for the use of the installation; a separate identity card will be issued to them on payment of the appropriate charge.

Holistic and classic treatments for physical and mental wellbeing are offered in the treatments room: manicure and pedicure, eyelash and eyebrow tint, facial and beauty, body exfoliation, body wrap, deep tissue massage, lymphatic drainage, shiatsu, feet reflexology, Ayurveda rituals. Treatments are booked upon request at the Spa reception.

Three beaches border the Anchorage and its sheltered bay is a perfect spot for swimming.

KAYAK

Kayaks and paddle surfs with lifejackets are available for resident adults and children. Children under 14 must be accompanied by an adult.

SWIMMING POOLS

Five Swimming Pools are for the exclusive use of owners and their guests. Pool n.2 is normally heated during school holidays out of season.It is really important to watch out for the safety of all children. Free group lessons are available for kids during
July and August. Especially in the busy summer months, it is the guests’ responsibility to remove the floating beds or toys when leaving the area.

Swimming after 22:00 is discouraged out of respect for owners overlooking the pools.

SUN-BEDS

The reserving of sun-beds around the pools and the sea terraces is not allowed. Security guards will remove towels from beds unattended
for more than 30 minutes.

GOLF COURSES

Every year in April there is an Anchorage Golf Cup for all the golf lovers to enjoy.

TENNIS COURT

A Tennis court is available every day, free of charge. The reservation sheet is at the SPA. If you are looking for a partner, sign in your name and apartment number. Private lessons can be booked and paid directly with a private instructor. To be able to play at night you have to collect the tokens at the SPA. Free group lessons are available for kids during July and August.

PING PONG

A Ping Pong table is placed next to pool n. 2: rackets and balls are available at the Spa. Respect the siesta rules: don’t use the ping pong table between 1.30pm – 3.30pm and after 10pm.

The Anchorage sheltered bay is best enjoyed as a quiet spot in which to unwind. Keep down the volume of all electronic devices such as cellular phones , computers ,tablets, games and TV sets. Avoid creating a level of noise that disturbs others. Respect quiet time from 10:00 pm to 9:00 am.

ENJOY NATURE

It is easy to keep the highest eco-friendly standards in a natural oasis. We encourage you to put cigarette butts in the litter bins provided. Rubbish should be left inside designated areas. Water is a precious resource, please use it sparingly. Recycle glass, plastic and paper.

QUIET

If you are having fun with your kids, enjoy children’s play area and be aware of the noise. You must respect everyone’s vacation. You might not hear your kids shouting but others do!

MAKE FRIENDS

The Anchorage is home to a very cosmopolitan community. Please take time to meet new people and make friends from other countries, in the respect of the different cultures and languages.

Commercial renting of apartments at The Anchorage is restricted by Public law. It is forbidden to use the apartments for commercial purposes and renting for less than 90 days.Commercial renting requires a license from the Office of Tourism; in general an apartment at the Anchorage would not qualify and therefore would be excluded from receiving such license. Short “lets” and advertising on web sites is an offence, which could lead to a prosecution by the Spanish authorities with serious consequences.

In addition, illegal renters may be denied access to all ACM facilities. A number of owners have been referred to the administrator for illegal renting and on confirmation of evidence , they will be denounced to the authorities.

From time to time owners may want to lend their apartments to family and friends, free of charge.


BUILDING WORKS
AND IMPROVEMENTS

BUILDING WORKS

Any owner wishing to refurbish the interior of his/her apartment should present a proposal to the Community project manager for approval. Any construction works – however small – needs legal permission from the Town Hall before commencing. The Anchorage has the responsibility of ensuring the safety of the property and the surrounding structures as well as the colour combinations of all external areas.

The maintenance and the installation of new shutters is owner’s responsibility. The façades and wooden shutters are painted at the Community’s cost, according to the scheme of the original colours. The office will be happy to assist you with the list of carpenters working with The Anchorage.

Any alteration to doors or windows, the partial closing off of terraces and balconies, the erection of fences, or the external installation of air conditioning units and TV dishes is restricted prior to permission from the Community.

Private terraces and balconies are the owner’s responsibility including any water damages to third parties. The construction companies guarantee the waterproofing for 10 years at maximum. Cracks on tiles joints need to be
refilled, the drains need to be cleaned regularly to avoid blockages. According to the deeds of the apartments, floors are private and need to be maintained. The owner undertaking building work will be held responsible if any damages will occur.

Building work often require the use of mechanical devices such as drills, power saws, compressors and other equipment, which cause noise and vibrations. We ask owners to show the maximum consideration to their neighbours.

CARS &
VEHICLES

CARS & VEHICLES

Vehicles should be parked properly. Your cooperation is requested, using always the parking spaces to park your cars. When the resort is crowded, parking can become a real problem, especially for deliveries to the bar and restaurant.
We ask you to respect the speed limit 20 Km/h. Many people ignore the traffic signs and drive very fast. Some children may play in the streets or may run freely across roads: they could easily be run over by your car.
Vehicles should not be left abandoned in the garage or in the outside parking areas. Vehicles in an obvious state of abandonment will be removed at owner’s cost.
